How our pricing works
Carpet and upholstery is priced as a simple add-on to your cleaning — flat rates per room and per piece, so it's easy to know roughly what you're getting before we start. Because the setup, water, and dry time cost the same whether it's one room or three, the refresh carries its own small minimum on top of your cleaning.

A flat rate for each room, so the cost is clear up front — no confusing per-square-foot math.
- Stairs & hallways
Priced as their own flat rate. They're labor-heavy and take real time, so they're never lumped in for free.
- Area rugs
A flat rate by size, cleaned in place while we're there.
- Upholstery, per piece
Sofas, loveseats, and chairs each have their own flat price, so you only pay for what you want refreshed.
- Room & set bundles
Combine a few rooms or a full living-room set for a better rate than booking each piece on its own.
- Add-on minimum
The refresh has its own minimum on top of your cleaning, so even a small job respects the time and setup it takes to do it right.
We give you a clear “starting at” range up front, then confirm the exact price on-site once we can see the fibers and spots — it never drops below our add-on minimum. Adding it to a cleaning we're already doing is always the best value; carpet-only visits are available for larger jobs and carry a dedicated trip minimum. Do you use a truck-mounted system?
No — we use a professional portable extraction machine. It's excellent for maintenance refreshes, spot treatment, stairs, and upholstery. For flood damage, whole-house restoration, or deep set-in stains, a truck-mounted specialist is the better fit, and we'll say so honestly rather than overpromise.
Can you get every stain out?
Many everyday stains and spots lift beautifully. Some older, set-in stains or fibers that have been damaged may not come out completely — so we always take a look and give you an honest expectation before we start, rather than promising a miracle.
Do I have to book a house cleaning too?
It's designed as an add-on during a cleaning visit — that's the best value and how most clients use it, since we're already in your home. For larger carpet-only jobs (several rooms or a full set) we can come out on a dedicated visit with a trip minimum. If it's just a room or a single piece, adding it to a clean is almost always the better deal, and we'll point you there honestly.
How long does it take to dry?
With portable extraction, carpets and upholstery are usually damp-dry and back to normal within a few hours. Good airflow — a fan or open window — speeds it up.
Are the products safe for pets and kids?
