Case Study — South Side

This floor wasn't gray. It was buried.

Both photos are from the same job on the same floor, cropped to match and left otherwise unedited.

When we walked into this South Side kitchen, the slate floor read as one flat sheet of charcoal. Every tile looked like the same dull gray stone, and the grout between them had gone so dark it barely registered as a separate line at all.

Slate is porous. Grout is more porous still. That combination is unforgiving in a kitchen, because years of ordinary mopping does something counterintuitive — it pushes a thin film of dirty water down into the seams rather than lifting it out. Every pass leaves a little more behind. It happens so gradually that the floor never looks dirty on any given day; it just quietly loses its color until the original stone is completely masked.

So this was never a mopping problem, and it was never a floor that needed replacing. It needed the buildup pulled back out of the stone.

What surfaced underneath was the floor the house actually had all along: rust and gold running through the slate, flashes of moss green, and grout lines back to the light sand color they started as. No re-grouting. No stain, dye, or color sealer. Nothing replaced — the same floor, uncovered.

How we did it

  • Worked the floor in sections so no cleaner dried before it was lifted
  • Penetrating cleaner to break down grime embedded in the grout seams
  • Grout brush along every line to pull buildup up out of the pores
  • Rinsed and extracted, so loosened dirt left the floor instead of resettling

Grout restoration is part of our deep cleaning work — and something we check on every recurring visit so a floor never gets back to this point.
