Basement pricing starts with the same load tiers as any cleanout, based on how much room your items take up in our trailer. Because everything has to come up the stairs, we add a clear access fee for the extra labor — shown below and confirmed before we start.

Why basements add an access fee — and exactly what it is

A basement job is more labor than a garage: every item has to be carried up a flight of stairs, often steep, narrow, or through a tight doorway. Rather than bury that in a vague quote, we add one transparent access tier on top of your load price. Here is the whole menu — you'll know which one applies before we lift a thing.

  • Standard basement access+$75–100One normal flight of stairs with a reasonable path to the door. The most common basement job.
  • Difficult access+$150–200Steep or narrow stairs, a Bilco/hatch door, tight turns, or a long carry from the basement to where we park.
  • Extreme / packed basementsQuoted on siteNo clear path, multiple flights, or hoarding-level volume. We look first — a few photos or a walkthrough — then give you a firm number.

Example: a half trailer load out of a basement with one normal flight of stairs runs about $650 + $100 = ~$750, confirmed up front. Steep old Pittsburgh stairs or a Bilco door move it to the difficult tier — we'll tell you which before you book.

Basement cleanout questions, answered

Why do basement cleanouts cost more than a garage?
The volume pricing is exactly the same — a $399 minimum, $650 for a half trailer load, and $950 for a full load. Basements just add an honest access surcharge because everything has to be carried up a flight of stairs, often through steep or narrow steps and tight doorways. That extra labor is the difference, and we always quote the access tier up front so it's never a surprise.
How much is the stair and access surcharge?
Standard basement access — one normal flight of stairs with a clear path — adds about $75 to $100 on top of the load price. Difficult access (steep or narrow stairs, a Bilco/hatch door, tight turns, or a long carry to where we park) runs $150 to $200. Extreme or hoarding-level basements are quoted on site after we see a photo or do a quick walkthrough. We confirm your tier before we lift a thing.
What does the price include?
The load price plus the access tier covers all the labor, every trip up the stairs, hauling, and responsible disposal. Our crew does 100% of the heavy lifting from wherever the items sit in the basement — you never carry anything up. The only other extras are the clearly listed special-disposal items, which we quote before we load them.
Do you handle old Pittsburgh basements with steep stairs or a Bilco door?
Yes — that's exactly what the access tiers are for. A lot of Pittsburgh homes have original narrow, steep basement stairs or an exterior Bilco/hatch entrance, and our crew is used to working them safely. Send a photo of your stairway and we'll tell you which access tier applies before we schedule.
What items require an additional fee?
A handful of items cost more to dispose of because of dump fees or regulated handling: refrigerators and freezers (+$40 each) and air conditioners (+$30 each) need certified Freon recovery; mattresses and box springs run +$35–50 each; tires are +$15 each; and heavy fill like concrete, brick, stone, and dirt starts at +$75 per load because it's priced by weight. Large volumes of construction debris are weighed and quoted on site. We always confirm these before adding them to your job.
What can't you take at all?
For safety and dump restrictions, we can't accept liquid paint, gasoline or fuel, propane tanks, hazardous chemicals, medical waste and sharps, asbestos, or ammunition, explosives, and fireworks. Older basements sometimes have asbestos pipe or duct insulation — if you're unsure, just ask and we'll point you to the right specialist.
